ASCs Inc. Sells Southern California ASC and MOB for $4.6M

The two story building houses multiple medical offices along with a two room, single-specialty ambulatory surgery center

The seller was a Family Trust owned by the founding surgeon and developer of the property.  A number of considerations were taken into account prior to preparing for the sale that would impact not only the valuation of the real estate but also that of the ASCs business.  A unique aspect of ASCs Inc.’s services is that we are always focused on ensuring that owners realize maximum value for all their assets, so rent and lease terms have to be in alignment to ensure that it does not negatively impact the ASC business.

A detailed marketing package designed to present the property in the best possible light was developed and delivered to over 1,000 potential buyers.  The response, as is the case with all of our real estate engagements, was immediate and very positive.  Within days we had multiple offers for the property and the property was sold for $4.6M to a growing regional medical group.

The real estate transaction was structured in a manner that ensured maximum proceeds to the sellers and that both the short and long-term goals of the buyer were met without compromising the success of the ASC and practices.
